Sump Pump and Window Well Maintenance: An Omaha Rental Owner's Fall Rain Checklist

Every fall, we get the same call. It usually comes after the first real soaker of the season, the kind that dumps an inch and a half overnight. A tenant texts photos of water creeping across a finished basement floor, and the owner is staring down a claim, a displaced tenant, and a repair bill that started as a $150 problem three weeks earlier.

Gutters and downspouts get talked about a lot in this market. Sump pumps and window wells don't, and that gap is exactly where basements flood.

Why This Matters More in September and October

Omaha's fall rain pattern is different from summer thunderstorms. Summer storms are intense but short. Fall systems tend to sit over the metro and drop steady rain for 12 to 24 hours, which is a much tougher test for a sump pump than a quick downpour. A pump that's fine in July can fail under a sustained October rain event because it's cycling constantly instead of running once and resetting.

Add in that most of our older housing stock in areas like Benson, Dundee, and parts of Millard has clay soil that drains slowly, and you get groundwater sitting against foundation walls for longer stretches. That's when a weak pump or a clogged window well turns into a claim.

The Sump Pump Check (Do This Before the First Fall Storm)

Test it under load, not just power it on. Pour a five-gallon bucket of water into the pit and watch the full cycle: does the float trigger, does the pump kick on within a few seconds, does it discharge, does the float drop and shut it off cleanly. A pump that hums but doesn't move water is dead weight.

Check the discharge line outside. Walk out and confirm water is actually exiting the discharge pipe and moving away from the foundation, not dumping six inches from the wall where it just recirculates back into the soil. We see this constantly on properties where a previous owner or handyman shortened the discharge run.

Look for the freeze point risk now, not in January. If the discharge line runs above ground before it daylights, note where it could freeze once temperatures drop, because a frozen discharge line backs the pump up into the pit with nowhere to go.

Battery backup, if the property has one. Test the battery independently. A sump pump backup battery that's been sitting untested for two years is often already dead, and Omaha's fall storms are exactly when we lose power from wind, which is exactly when the primary pump needs the backup.

Listen to it. A grinding or straining sound under load means the impeller or bearing is going. Replace it now for $120 to $200 rather than mid-storm for an emergency call plus water damage.

The Window Well Check

Window wells are the quiet failure point nobody budgets for. A basement egress window with a well full of leaves, dirt, and standing water is a pressure point waiting for a heavy rain to push water past the seal.

Clear the debris. Leaves and yard waste in a window well hold moisture against the window frame and clog the well's drain if it has one.

Confirm there's a functioning drain, or a gravel base. Wells built with a drain tied into the foundation drain system need that drain clear. Wells without a drain rely on a gravel bed to let water percolate away from the window rather than pool against it. If the gravel has silted over with years of dirt, it's not doing its job anymore.

Check the well cover. A cracked or missing window well cover lets in leaves and rain directly. Covers are inexpensive and one of the highest-return maintenance items we recommend, especially on properties with mature trees nearby.

Inspect the window seal itself. If the well is doing its job but water is still getting in, the failure point is often deteriorated caulking or a warped frame on an older egress window, which is a different repair but one this walkthrough will surface.

What This Costs You Compared to What a Flood Costs You

A sump pump replacement runs $120 to $250 for parts on most residential units, more if it's a larger commercial-grade pump. A window well cover is $30 to $80 installed. Clearing a well and testing a pump takes a maintenance tech about twenty minutes per unit.

A basement flood, by contrast, means water extraction, drywall and flooring replacement, possible mold remediation, a tenant relocation if the unit is uninhabitable, and lost rent during repairs. It also tends to happen on a Saturday night during a storm, which means emergency vendor rates instead of scheduled maintenance rates.

We run sump pump and window well checks as a standing item on our fall preventive maintenance pass across our managed properties, timed to hit before the seasonal rain pattern shifts, not after the first flood call comes in. It's a small line item that protects a much larger one: the owner's asset and the tenant's home.
